2005 Annual Homeowners' Meeting

Thanks to all owners attending the Annual Homeowners’ Meeting on June 28, 2005. We are pleased to announce the following 2004 accomplishments:

  • Repairs were successfully made to balconies, foundations, stairs, roofs and plumbing.
  • Extra funds were allocated to improve railings and landscaping.

Our Association is constantly improving the property to make this community one of the most desirable places to live. All Homeowners and Renters are invited to take an active part in the direction of Briarwick. If you would like to establish a task committee (to expedite your favorite project), you may contact George Hawkins, President.

Keep Briarwick safe! If you notice any suspicious or disruptive behavior, immediately notify the courtesy guard at 713-748-8360. To prevent accidents, children are not allowed to play in the parking area, courtyards, on the sidewalks or stairwells and must be accompanied by an adult to the pool.

Keep Briarwick clean! Do not litter the common areas (balconies/porches, doorways, parking lots or sidewalks) with unsightly trash. Report any violators to KRJ Management (Tina) 713-783-4640.

Keep Briarwick beautiful! By planting a few inexpensive flowers or shrubs near your unit, you will enhance the aesthetic appeal of your home.

Once again, many residents have been storing personal effects, such as toys, trash, appliances, dead plants, bags of soil, gardening tools and furniture on their patios and balconies. As you know, storage of personal property of ANY KIND is strictly prohibited by your governing documents: Section 3.11G states “The common elements shall not be used for storage of supplies, personal property, trash or refuse of any kind.” The board of directors, along with a few volunteer homeowners will be walking the property to check patios and balconies. If anything is stored, other than live plants, 2 bicycles or true patio furniture, the owner will be fined $250.00. Fines will NOT be waived. If an owner's fine balance reaches $1,000, it will be turned over to our attorneys for collection.

Below is a partial list of infractions. Please see your covenants for a complete list. If you do not have a covenant document, please contact Tina at KRJ Management for a copy:

  • Storage of non-patio furniture, barbecues, pots, trash cans, trash, weight equipment, appliances, toys, carpet, mops, brooms, dirt, etc. on balconies, patios or in the common areas.
  • Maintaining animals on balconies or patios.
  • Allowing television/satellite dishes to be attached to the common areas of the building (owner's balconies, while unsightly, are allowed).
  • Pool furniture, other than what is provided, is not allowed at either pool (ex. your personal folding chairs and chaise lounges).
  • Boats, jet skis, trailers, cars not in running condition and cars without current stickers are not to be parked anywhere on the property.
Rules & Regulations at Briarwick

These rules are in place to protect everyone, so please work together to enjoy a safe and quiet environment. Thank you.

1. No immoral, improper, or unlawful activity shall be carried on in any unit or upon the Common Elements, nor shall any activity annoy or become a nuisance to other residents.

2. No visible signs of advertising devices may be exhibited (including “For Sale” signs).

3. Only one household pet is allowed per unit and may not be permitted to run loose. Each pet shall have such care and restraint

as to not be offensive due to noise, odor or unsanitary conditions to other residents. Animal owners shall indemnify and hold harmless the Association for any loss it may sustain.

4. The common elements (stairs, patios, balconies, sidewalks, courtyards, parking areas) shall not be used for storage/trash of any kind, nor shall persons or pets play in those areas.

5. Trash must be placed inside the dumpsters. Our waste company will not pick up any material left outside or around the bins. Violators will be fined a minimum of $50.00 for removal of these items (garbage bags, stereos,

televisions, appliances, furniture, mattresses, etc.)

6. Vehicles not in working condition can not be parked on the premises (not even in your assigned parking space).

7. Each unit is for single-family residences only.

8. Residents must accompany their guests to the pool (max. 2 guests). The Association does not provide lifeguard service so please enter and swim at your own risk. No animals are allowed in the pool or pool area. Hours are from 9:00 AM to 10:00 PM.
